The Midland Reality
With City of Midland water hardness levels often measuring between 400–600 ppm, dissolved calcium and magnesium are a constant threat to exterior glass. When sprinkler water hits hot glass and evaporates, the minerals are left behind. Over time, these bake into the pores of the glass.
Standard window cleaning only removes dirt. It does not remove mineral deposits.
Removable Deposits vs. Permanent Etching
We believe in honest assessments. When we inspect your windows, we look for the difference between surface deposits and permanent damage.
Stage 1: Surface Deposits
The minerals are sitting on top of the glass. With specialized acidic treatments and proper agitation, these can usually be fully removed, restoring clarity.
Stage 2: Permanent Etching
If left for months or years, the minerals physically react with and eat into the glass itself. This is called etching. Once glass is etched, the damage is permanent and cannot be removed by any cleaning chemical. We will tell you upfront if your glass appears etched.
Assessed & Priced Separately
Because hard-water treatment requires specific chemicals, extended dwell times, and careful agitation to avoid scratching, it is entirely separate from standard window cleaning. We quote this on a per-pane basis after physically inspecting the severity of the buildup.
