Hard-Water Spots vs. Etched Glass

If you have sprinklers that hit your windows, you likely have white, chalky spots on the glass. This is one of the most common—and frustrating—issues for property owners in Midland.

The Source of the Problem

According to City of Midland water-quality reports, local water hardness generally falls between 400–600 ppm (parts per million). This is exceptionally hard water, heavily laden with calcium and magnesium. When sprinkler overspray hits a window and evaporates in the heat, the water disappears, but the minerals are left behind on the surface.

Stage 1: Removable Mineral Deposits

Initially, these minerals sit on top of the glass. Standard window cleaning solutions (which are designed to lift dirt and grease) cannot dissolve minerals. Removing them requires a specialized, acidic chemical treatment and mild abrasive pads. At this stage, the glass can usually be fully restored to clarity.

Stage 2: Permanent Etching

Glass is porous. If hard-water deposits are left sitting on the glass for months or years, the calcium and magnesium physically react with the silica in the glass. The minerals eat into the surface, creating microscopic craters. This is known as etching.

Once glass is etched, the damage is permanent. No amount of chemical treatment or scrubbing can replace the glass that has been eaten away.

How to Prevent Damage

The single most effective way to protect your windows is to adjust your sprinkler heads so water never touches the glass. Secondarily, routine exterior window washing prevents minor deposits from baking into the surface long enough to cause etching.
